What are Energy Performance Certificates?

An Energy Performance Certificate (EPC) shows the Energy Efficiency Rating (in terms of energy costs) of a property on a scale of A (most efficient) to G (least efficient). The average property in the UK is currently rated as ‘D’.

How is an EPC produced?

Producing an EPC involves taking a series of measurements and photographs both inside and outside your property. This includes examining your heating and hot water system, loft insulation, lighting and building construction. The survey will take around 45 mins for an average sized property.

Why do I need an EPC?

Since 2007 EPCs have been a legal requirement for all properties marketed for sale or rent. They are also required for various government grant schemes.

What are the minimum energy efficiency standards (MEES)?

MEES were introduced in 2018 to ensure a minimum standard of energy efficiency for rented properties. The current minimum standard is an E rating and this applies to new and existing tenancies. The government is expected to raise the standard to a C rating. We have the experience to advise on the most cost effective way improvement works can be made to bring properties up to standard. We can also advise on the exemption process if your building does not make the grade.
